We work with Class A through Class C properties and have particular depth in complex assets that combine multiple use types or require regulatory compliance expertise such as HUD REAC or Section 8.
We have deep experience in mid-stream management takeovers and make the transition process as seamless as possible. We systematically assume vendor relationships, establish reporting cadence, and communicate proactively with all tenants and stakeholders — without disrupting occupancy or operations. We typically complete transitions within 30 days of contract execution.
We produce institutional-grade monthly financial packages including P&L statements, variance analysis, delinquency reports, occupancy summaries, and capital expenditure tracking. For investor or lender clients, we also produce quarterly portfolio reports and LP-ready dashboards. Reports are delivered by the 15th of each month for the prior month.
Yes — a significant portion of our clients are out-of-state investors and private equity sponsors who own New York assets. We serve as their local eyes and hands on the ground, providing the transparency, reporting, and accountability that absentee owners require. Our technology infrastructure and reporting cadence are specifically designed with remote ownership in mind.
We don't impose a strict minimum. We evaluate fit based on the asset's complexity, owner goals, and alignment with our operational expertise — not just unit count. That said, our services are most cost-effective and impactful for assets with 20+ units or commercial properties with significant lease complexity. Smaller assets are assessed individually.
We can mobilize quickly for time-sensitive acquisition support. For due diligence engagements we can typically begin within 48–72 hours of engagement confirmation.
